Whether you’re a first-time Investor, or a seasoned veteran – I want to share with you my “Top 5” New Investor Loans.  Most of these offer you an incredible way to buy 1 or 2 more homes to add to your “rental collection” (I’ve bought 6 in the past few years myself!)  More information at our home page.
 
Here are our “Top 4 Favorite” Investor loans:

1.  Your first loan option is doing a Stated-Income, 15% down payment, 30-Year Fixed loan at 7.5% at PAR.  This requires a 720+ minimum fico, and can be done up to 85% LTV, and up to a $417,000 purchase price.  The loan has stated-income and verified assets.  Principle and interest payments would be $699 on a $100,000 loan, $1049 on a $150,000 loan and $1,398 on $200,000.
 
2.   Your next loan option is doing a Stated-Income, 15% down payment, 30-Year Fixed loan at 8.375% at PAR.  This requires a 660+ minimum fico, and can be done up to 85% LTV, and loan amounts up to $417,000.  The loan has stated-income and verified assets.  Payments would be $1140 on a $150,000 loan, and $1520 on a $200,000 loan.
 
3.   Your 3rd option is doing a 90% LTV - 10% down 30 year fixed loan.  These loans have great interest rates at 6.875% done Full Doc, typically with a 680+ or higher mid-fico.  
 
4.   Your 4th option is doing an 85% LTV - 15% down Hybrid Option Arm at 8.875% - but with payments at 5.875% as an Interest-Only minimum payment loan - for the LOWEST payment possible.
