The main draw to buying real estate and living in Rollingwood it that it's a friendly group of neighborhoods that's close - but separate from the "big city" - just a few miles away. Nestled along Hwy 2244 or the Bee Caves Road, and situated between West Lake Hills and Zilker Park.  Rollingwood has a unique charm of it's own with winding streets, hilltop views of downtown Austin, and where you get a mixed housing market of eclectic homes and traditional properties.  Homes in Rollingwood sell for around $300,000 to $1.5+ million, and are typically on lots with plenty of mature trees.  If you look hard, you can locate homes that back onto a park (such as the Zilker Nature Preserve) or have impressive views of Town Lake.
 
Rollingwood is in the exemplary Eanes Independent School District, which is well known as one of Austin’s finest. (Westlake High is a US Blue Ribbon School and has won many awards for academic and athletic excellence alike; the elementary and middle schools are equally notable for their quality.)
